It's not updating past 4.5.3. Is there a different installer than the one in the first post?

Ahh yeah that's the issue. You're downloading the beta. Get the latest public version off this site. Click Home Inspector Pro Downloads on the left side of the home page.

What is the ISN button at the top of the mobile app?

You have to be using the beta version right now to see that.
