I know we do not inspect to code, but I believe having a good grasp of the code is essential to being a good home inspector.
So I am going to do some posts to find out how much we know, remember, or have forgotten. #1 The studs used in wood foundation wall shall be _____-inch by _____-inch members. #2 Anchor bolts shall be at least _____ inch in diameter and shall extend a minimum of _____ inches into masonry or concrete. #3 Anchor bolts shall be spaced a maximum of _____ feet on center and no further than _____ inches from each corner. #4 The grade away from foundation wall shall fall a minimum of _____ inches within the first _____ feet. #5 Wood sill plates shall be a minimum of _____-inch by _____-inch nominal lumber. |

#1. Not sure about the wood foundation but I think 2x4 at 12" O/C
#2. 1/2" diameter and stick above the foundation enough to get a nut on #3. 48" O/C no further from the corner than 12" (or is it 6"?) #4. Grade should be sloping enough to be visible. (I don't think an amount is specified in the Ontario B.C. #5. Sill plates 2x4. |

When you wrote 6' O/C for anchor bolts my curiosity was piqued.  Almost every plan here has 4' o/c specified so I checked the OBC.  (Ontario Building Code.)
The OBC says 7'-10" o/c with minimum 4" embedded. Having a building code quiz is difficult when we are dealing with different codes. Maybe a best practices quiz would be a possibility. |

#1 - today was the first time in years I saw anchor bolts in a pre-drywall inspection.  For me it has always been straps and they are buried 9" into the wall.
#2 - Don't see'em enough to know! #3 - See'em #2... #4 - The rear of my house, on grade, is dead level in its slope away from the house! #5 - 2x4 and pressure treated. What is "nominal" wood? |
