Didn't do a goddarn thing today and made for a long day. Man, these people ever knew of coordination, planning and delegating work in a prompt fashion, they would scare themselves.  ;D

Hey Marcel, I was surprised the other day, when I think you mentioned on a post here that there is no new construction at all in your neck of the woods. Fortunetley for me on the northside outskirts of San Antonio and surrounding towns there is plenty of new home construction going on. I do mostly new home inspections. Move in inspections, warranty inspections and packaged construction phase inspections. Got a new const. phase inspection deal today. Which is great since it is a minimum of 3 inspections but can be up to 8 w/ the options, reinspects and the year end warranty inspection.
I know you would love to see some new home inspects in your area. You might even be more knit picky than me. 

I'd be happy with anything for weekends right now Joe. I am not nit picky, I use logic and common sense. I know what last and what don't. Not everything built today is by the letter of the law, but that doesn't mean that it is wrong sometimes. I use my judgement on a lot of things based on what I have seen over the past 45 years. 

When I say nit picky, I'm referring to new home move in inspections, as far as cosmetics/workmanship and then, on new home warranty inspections the workmanship w/ also the mechanical and structural items, etc as on move in inspections. Move in inspections on new homes and the one year warranty are meant to be nit picked for the workmanship, since after that it turns into homeowners maintanance. New home warranty here for first year, includes workmanship which does include cosmetics. I have to be be nit picky on these inspections for my clients. If it's not perfect on a new home I will point it out. That is different of course than on preowned home inspections.

On new homes Joe, I agree, inspections should be made for quality and cosmetic deficiencies. And at the year end, inspections should be made for defects in the houses durability and how it withstood the test of time for one year. cracks in the drywall, cracks in the foundations and slabs, perimeter site and grounds to make sure nothing has settled next to the foundation where fill would be required, roof shingles or roof covering installation for blow offs, door functions interior and exterior, etc.
