350-400 is about my average for 2500 sq/ft home. Keep in mind though, most homes I inspect are well over 25 years old. Did a 2004 a couple of days ago, in fairly good shape... 232 pics. I threw my pen away a couple of years ago. One of the best moves I ever made. Saves a lot of time on-site. At first takes longer reviewing for the report, but faster as you get used to it. I take a general view shot of all exterior elevations and one or two of each interior room. This helps to refresh my memory as to what, where, which, etc... I always take multiple shots of all data plates, just in case. You'd be surprised what a flash will wash out. Basically, if I see it, a pic gets taken. It's all practice, practice, practice. Sooner or later, you are taking pics without realizing it. I sometimes have to stop and decide not to take a pic of something. Back in the office, this is what I do to save on review time. (Note: I save all pic's taken in seperate file. I download all pic's into a "Complete Photo File". This file is saved for as long as the entire report file is saved. Next, I copy the "Complete Photo File" into a "Report Pics" file. This is my working file... Next... I review each pic in the "Report Pics" file, and delete those that will not make it into the report. I will use a pen and notepad at this point to copy data plate info for research, and to make notes of the "little stuff" that I may forget, and of anything in the pics that I didn't actually see on-site. Something always shows up in a random pic of an area that your focus was on another issue, Such as a spliced wire 12 inches to the right of a fubar'd j-box/conduit issue. Anyway, when first "cut" is made, I check how many pics are left in the file. If too many, I do another pass, and "get tougher" on which pic's will stay! Complete report as your normal procedure dictates. Just a little insight for ya! Yes, takes extra time at first, but I will never go back, if I can help it. And yes, I will be ordering a new 'backup camera' next week. |

Well, that's a wrap...65 pages...I know, sounds beastly, but with the client having never seen the home, I think it's fitting to include more pictures. Not to mention that there were plenty of problems.
![]() Until I get my tablet more set up, and feeling more confident using it on site, it's lots of pictures for notes. Digital pics are free and easy to remove when needed. Faster than pen/paper too. |

Yep, digital pics are cheap. Sure beats the hell out of paying for 35mm film and develop. |
