TOPIC: Work independent, or for someone?

If you ain't never done a home inspection, or at least 100 of them, I don't recommend writing and printing your report onsite regardless of which software you use. ? All software comes with pre-packaged boilerplate defect statements. ? Some are better than others but all need to be tweaked/completley re-written in your style. ? It takes a while to find your own voice and explain defects in a way that makes sense. ? HIP has a tool that prompts you to write statements.  Takes a little practice.

When setting up the appointment, set your clients expectations right then. ? The report will be emailed to you by midnight the following day. ? Most will say: Ok, and many will say: Oh Really, that soon?! ? 

Once you have 100 inspections under your belt, then ask yourself if you could write a report in under 30 minutes and be confident it is complete. ? "Data collecting" using a smart phone, tablet, or other device can be very useful and speed your report writing. ? Data collection and Report writing/generation are different. ? Data collection is mostly about recording all the normal conditions and listing material types. ? ie: supply plumbing: copper, waste plumbing: pvc, shingles: asphalt, etc. ? 

Report writing is describing the defects. ? There are quite a few that once you write your version of the defect statement, you can use over and over again. ? Ie: Loose toilet. ? Replace wax ring and secure. ? 

The time consuming part of report writing is coming up with a statement to describe the really weird, quirky, stupid, dangerous condition at only this particular house. ? Like these "can lights" the homeowner installed as under cabinet lighting in the kitchen. ?  Non-standard electrical fixtures in kitchen cabinets. ? Recommend replacement. ?  That statement does not adequately convey the problem in my opinion and requires some creative writing on your part.

That's the first time I ever seen a real can light....
