Hi Guys,

This is a very important topic and we need input from as many inspectors as possible. We're working on a contract with an asset management company for Bank owned distressed (foreclosed) properties. The contract is that ONLY Home Inspector Pro users would be doing inspections for the company. They're looking at anywhere from 20 to 50 inspections a day across the country once this gets going. All inspections will be done using the same Home Inspector Pro template so that the banks see a consistent report.

For inspectors that don't currently have Home Inspector Pro, we'll be giving a 3 month temporary license so you can do your first few inspections with the company without paying for our software. After that time period, you'd need to purchase a copy of the software. This way nobody is buying the software just to get a job they may never get (some areas have more inspectors than others).

Now the hard part. We need to come up with a standardized formula for calculating out inspection prices for EACH state. Prices do vary greatly from coast to coast due to the age of homes and services rendered. The reason for this is the banks want everything processed as quickly as possible. Rather than send out a job to 10 inspectors and create a bidding war (which is bad for the industry and takes time) the job will get sent to the next inspector who will accept it or not based on the price.

I need honest answers to the following and as much additional input as possible. NOTE THESE ARE NOT DRAW INSPECTIONS. THEY ARE FULL INSPECTIONS.

We are located in NC... very close to SC...we do inspections in both states...
Most inspectors price incrementally according to a range of sqft....
If you were to divide price by sqft, it ranges from $.23 per sqft for 1500 sq ft home to $.106 per sqft for 4000 sqft home.
A better way of describing the fee: upto 1000 sq ft is $275...sqft over 1000 is .05 per sq ft extra....above 4500sqft the fee is a flat .12 per sq ft...
if you must have a flat sqft rate, the best rate would be $.15 per sq ft.

Crawl Space is typically $25 extra
Pool is typically $150 extra
Radon is typically $125 extra
Termite is typically $65 extra
Willing to drive 30 miles before charging extra
Would charge $1 per mile outside the 30 mile range
