		I heard from the Realtor yesterday and she said our client was not happy with my inspection. here is what she said via email to the realtor. 
-Garbage disposal unit works fine. He did not crank the motor enough. -Landscaping irrigation works fine. He did not turn a valve to the "on" position outside. -He found no issues with the carpet and tile. The carpet has waves in it in a few locations around the house and a hole near the base of the stairs. One of the tiles in foyer has a crack in it. Several wall tiles near master bath tub have cracks. As a side note, we also had the air blower capacitor in the air handler short out, but that's not something he would have found. There also was a leak from the water heater that wasn't apparent during the inspection, but showed up later on, prompting us to buy a new water heater. Please let me know what you think or how you might respond... thanks.  |

		Well the carpet and tile are cosmetic. Some inspectors would note it depending on how bad it is , others won't. 
You didn't crank the motor enough on the disposal? Those either work or don't. What is this a hand crank? lol.  |

		That was my point as well.. as for the carpet and tile i did point them out however did not list it in the report because it was minor in my opinion.
